Home in Place will be delivering 28 affordable rental homes in Rotorua through the Affordable Housing Fund.
The development will feature three-bedroom, two-bathroom homes, designed specifically for moderate-income earners in key employment sectors such as nursing and education. With rents set at 80% of the market rate, these homes will provide affordable housing options for Rotorua's essential workers.
The homes offer modern amenities and generous layouts, making them not only affordable but family-friendly as well. This project will be the first set of properties purchased by Home in Place New Zealand, marking an exciting milestone for the organisation.
This development will provide 28 whānau with affordable, high-quality homes rated Homestar 6-plus for warmth and energy efficiency. Renters will pay 80% of the current market rent, equating to $520 per week, compared to the standard $650 per week for similar homes. This represents a saving of $130 per week, or $6,760 per year, significantly easing the financial burden on essential workers.
Located near schools, shops, green spaces, and the lakeside, Bennetts Rd is positioned to foster community building while offering affordable, high-quality housing for key workers. Situated in a prime location, the development is just a short 50-metre walk from Lake Rotorua, and only minutes from a nearby park. The city centre is also a quick five-minute drive, ensuring easy access to services and amenities.
Construction has progressed significantly, with the project fully out of the ground and remaining on track with the construction timeline.
Our partners, Watchman Capital and PJM Projects, have mobilised a substantial local workforce, with many contractors on-site daily. This number is expected to rise during the peak construction phase. A large portion of the workforce resides locally or has relocated to the area. Watchman Capital is prioritising local sourcing, with materials such as drainage, roofing, plumbing, heating, and concrete all being procured locally. This initiative contributes to the economic vitality of the region, supporting local businesses, cafés, and shops.
The project is on track for completion in October 2025. Home in Place will launch the rental application process, targeting essential workers, closer to completion.
